What’s Included in Our Entry-Level Brecken Heights Homes?

Exterior:

  • Stucco, 4-ply system with fiber mesh blanket, scratch coat, and classic “no maintenance” finish with Classic Texture
  • Cast stone with the appearance of natural, quarried stone (per development requirements)
  • Uniform exterior trim & door color in Sherwin Williams Urbane Bronze (per development requirements)

 

Landscape:

  • Conduit installed under driveway, sidewalk, and concrete (for irrigation and low watt lighting, if homeowner decides to install at a later time)
  • Includes seeding of disturbed areas and erosion control as needed
  • Selected trees (curbside) and xeriscape in front and side yard by development design

 

Driveway:

  • 4000 PSI, 6” thick brush finished concrete (3000 PSI, 4” thick is required)

 

Garage:

  • Quiet door opener with remotes, exterior keypad
  • Steel, custom style door, 8’ in height, Wayne Dalton brand, 9100, R9 insulation, no windows
  • 4000 PSI 5” smooth finish concrete slab

 

Deck:

  • Back deck is composite decking material in a color similar to Trex Enhance Coastal Bluff

 

Framing:

  • All exterior walls including garage are 6” throughout
  • All floor joists are BCI’s with 4-star rating or more

 

Insulation:

  • Standard – 6” fiberglass R21 wall insulation in all exterior living area walls
  • Ceiling insulation blown in, R49
  • Garage walls are R19 fiberglass, ceilings are R19 blown

 

Roofing:

  • Malarkey brand Legacy shingles: “Black Oak” color (per development requirements), A-rated fire, Class 4 impact, HD (High Definition) Architectural, limited lifetime warranty.

 

Venting:

  • Continuous ridge venting and spaced soffit venting for continuous maximum air flow2

 

Ceiling:

  • All flat ceilings 9’ throughout
  • Great room ceiling – cathedral

 

Flooring:

  • Engineered Hardwood (see Design Boards) in front entry, kitchen/dining area, pantry, and all bathrooms (per Flooring & Hard Surfaces map)
  • Cut Berber carpet with 6 lb. ½” bonded pad (see Design Boards) in great room, all bedrooms, and closets (per Flooring & Hard Surfaces Map)
  • Engineered Hardwood in place of carpeted areas is an optional upgrade
  • Laundry area – high quality, commercial-grade sheet vinyl flooring

 

Walls:

  • Medium knock-down texture dry wall throughout (garage prepped for paint)
  • Ogee style baseboard
  • Premium paint throughout, except for garage (see Design Boards)
  • Note: Any accent color areas are pre-determined by Highmark Design; Garage is prepped for paint

 

Windows:

  • Milgard brand Energy Core windows, single hung, adobe color
  • All have low UV rating
  • Skylight in kitchen/dining area is an optional upgrade

 

Doors:

  • 6’8” hollow core, raised panel interior doors, with brushed nickel Premium hardware
  • Interior doors painted same color as trim, with brushed nickel Premium hardware
  • Craftsman-style steel-insulated front entry door with one sidelight, exterior side of door is painted same color as exterior trim
  • Exterior door hardware is oil rubbed bronze Premium hardware
  • Steel fire door from garage to house living area to match Premium interior door style

 

Heating & Hot Water Heater:

  • Forced Air, high efficiency gas furnace
  • High efficiency 40-gallon gas water heater
  • Programmable thermostat
  • Air Conditioner unit is an optional upgrade

 

Fireplace (Upgrade):

  • Fireplace – Heat & Glo brand corner unit
  • Stone selection is same as exterior and stops at mantel
  • Hearth is 8” high with slab stone

  • Electric connection for clothes dryer (gas connection is an optional upgrade)
  • Wiring for 3 ceiling fans (fan installation not included)
  • Kitchen under-cabinet lighting
  • Electrical trim-out color including toggle switches will be white
  • 200 AMP service
  • Minimum 4 outlets in garage
  • Cat 6 in each bedroom and living room

 

Lighting:

  • All interior and exterior light fixtures are pre-selected by Highmark Design, and location of fixtures is per Highmark Design
  • Interior light fixtures in an oil-rubbed bronze finish include the dining chandelier and front entry ceiling light
  • Interior light fixtures in a brushed nickel finish include overhead sconce for bathroom vanity and bedroom flush mount ceiling lights
  • All exterior light fixtures will be in an oil-rubbed bronze finish and will include carriage lights at garage, back deck, and front door
  • Interior recessed lighting will be over kitchen peninsula and other locations per Highmark Design
  • Note that the purchase and installation of ceiling fans is not included

 

Plumbing:

  • All interior plumbing fixtures are pre-selected by Highmark Design in a brushed nickel finish, and location of fixtures is per Highmark Design
  • Frost-free exterior hose bibs, one at rear of home and one in the garage

 

Laundry Room:

  • Shelf over washer/dryer area. (Washer/dryer to be supplied by homeowner)

 

Kitchen:

  • Electric cook range/oven (gas range is an optional upgrade), dishwasher, and over-the-range microwave (Refrigerator to be supplied by homeowner)
  • Premium granite countertops (see Design Boards), standard eased edge profile (1” corner radius, 1½” overhang with 12” overhang at the back of kitchen peninsula)
  • Quartz countertop in kitchen—pre-selected by Highmark Design—is an optional upgrade
  • Premium tile back-splash (see Design Boards) installed from countertop to upper wall cabinets (18” height)

 

Bathrooms:

  • Premium tile vanity countertops (see Design Boards)
  • Premium tile vanity 6” backsplash (see Design Boards)
  • Tub / Shower Premium tile surround on wall is 8’ high from floor (see Design Boards)
  • Hardware and plumbing fixtures will be in a brushed nickel finish4

 

Cabinetry:

  • Koch Cabinets (Express Level throughout – see Design Boards for finish and door style)
  • Standard door overlay and slab drawer fronts
  • Kitchen peninsula: drywall finish on back of peninsula with counter overhang for seating and painted wood corbels at overhang
  • Kitchen cabinet with hinged trash door (15”w)
  • One 3-drawer bank & one 4-drawer bank in kitchen / one 3-drawer bank in master bathroom / one 3-drawer bank in full secondary bathroom
  • Kitchen layout is per plan and designed by Highmark. Plan allows for a 30”w free-standing range with a self-ventilating microwave over the range (installed under a cabinet).
  • 36” high bathroom vanity counter-height
  • 36” high kitchen counter-height
  • 42” upper wall cabinets in kitchen with Shaker-style crown molding
  • Hardware will be in a gun metal finish
