Understanding Your Home Inclusions Package: What’s Included and How to Customize It

Take some time to read through these items carefully so you have a clear understanding of everything included in your package. This will help ensure there are no surprises along the way. If there’s something you don’t see listed but would like to include, it’s likely an upgrade, so feel free to ask for clarification. We recommend keeping this document handy during your Phase 1 and Phase 2 design process to easily reference any details as needed. If anything is unclear or you have questions, we’re here to help!

 

Foundation & Concrete Slabs

  • ICF (insulated concrete forms) on both sides of R20 concrete, resulting in R50, creating cooler summer & warmer winter in lower levels or crawl space
  • 4000 PSI 5” smooth finish concrete slab with fiber mesh reinforcement (3000 PSI, 4” thick is standard)
  • Stucco, 4-ply system with fiber mesh blanket, scratch coat, and classic “no maintenance” finish with Classic Texture
  • Cast stone with the appearance of natural, quarried stone (per development requirements)
  • Uniform exterior trim & door color in Sherwin Williams Urbane Bronze (per development requirements)

 

Exterior:

  • Stucco, 4-ply system with fiber mesh blanket, scratch coat, and classic “no maintenance” finish with Classic Texture
  • Cast stone with the appearance of natural, quarried stone
  • Custom made shutters per Highmark design
  • Exterior one trim color (per development requirements)

 

Landscape:

  • Conduit under driveway, sidewalk, and concrete for irrigation and low watt lighting, if needed at a later time
  • Includes seeding of disturbed areas and erosion control as needed

 

Driveway:

  • 4000 PSI, 6” thick brush finished concrete (3000 PSI, 4” thick is standard)

 

Garage:

  • Quiet door opener with remotes, exterior keypad
  • Steel, custom style door, 8’ in height, Wayne Dalton brand, 9100, R9 insulation, no windows
  • Exterior garage man door, hardware brushed nickel or oil-rubbed bronze Premium Package selection
  • 4000 PSI 5” smooth finish concrete slab with fiber mesh reinforcement (3000 PSI, 4” thick is standard)

 

Deck & Patio:

  • High level Trex-type composite decking (low maintenance with no need to re-seal your deck every few years)
  • Deck rails are Trex-type & safety handrails painted same as exterior trim
  • Lower-level walkout patio, 5” 4000 PSI concrete slab (4” 3000 PSI is standard) Note: patio size per floor plan and lot slope

 

Framing:

  • All exterior walls including garage are 6” throughout
  • All floor joists are BCI’s with 4-star rating or more

 

Insulation:

  • Standard – 6” fiberglass R21 wall insulation in all exterior living area walls
  • Optional upgrade – Anti-allergenic, anti-mold, anti-fire R23 BIBS Insulation System
  • Ceiling insulation blown in, R48
  • Garage walls are R19 fiberglass, ceilings are R19 blown

 

Roofing:

  • Malarkey brand, Vista shingles and color (per development requirements), Class 4 hail impact, A-rated fire, HD (High Definition) Architectural, limited lifetime warranty

 

Radon:

  • Radon mitigation PREP: Webbed system under concrete, then vented to attic or exterior wall (lower-level slab only), crawl space system by radon contractor if needed

 

Venting:

  • Continuous ridge venting and spaced soffit venting for continuous maximum air flow

 

Ceiling:

  • Approximately 9’ ceilings on main level & lower level (if LL is finished)
  • Great room ceiling – cathedral or 10’ flat, depending on model

 

Flooring:

  • Main Level Engineered wood – Premium Package selection from Highmark Design Center in great room, kitchen, pantry, dining room/s, front entry, hall to secondary bedrooms, and all ML bathrooms (per flooring map)
  • Main Level Cut Berber carpet with 6 lb. ½” bonded pad – Premium Package selection from Highmark Design Center on ML stairs to LL, & all ML bedrooms and closets (per flooring map)
  • Lower Level tile (if LL is finished) – Premium Package selection from Highmark Design Center in bathroom/s, and exterior entry areas (such as in front of sliders)
  • Lower Level cut Berber carpet (if LL is finished) with 6 lb. ½” bonded pad – Premium Package selection from Highmark Design Center in all other finished LL areas, such as family room, bedrooms, & any finished closets (per flooring map)
  • Main Level laundry room tile – Premium Package selection from Highmark Design Center

 

Walls:

  • Knock down texture dry wall throughout (except unfinished areas) | Note: garage will be knockdown texture & prepped for paint, but not painted
  • Ogee style baseboard (height determined by ceiling height)
  • Premium paint: interior includes one main color for walls/ceilings, one color for trim and doors, one accent color for two (2) walls

 

Windows:

  • Milgard brand Energy Core windows, single hung, insulated frame, white or adobe color
  • All have low UV rating

 

Doors:

  • 6’8” premium grade, painted, raised panel interior doors with brushed nickel, oil-rubbed bronze, or black Premium Package hardware
  • Interior doors painted same color as trim
  • Wood grain, painted, metal front door with sidelight; exterior side of door is painted same color as exterior trim
  • Exterior door hardware is brushed nickel, oil-rubbed bronze, or black Premium Package hardware
  • Steel fire door from garage to house living area to match Premium Package interior door style

 

Heating & Hot Water Heater:

  • Forced Air, high efficiency gas furnace
  • High efficiency 50 gal. gas water heater
  • Programmable thermostat
  • Whole house humidifier installed in the main level furnace (standard grade) (11 or 22 gallon is an optional upgrade)
  • NOTE: AC is an optional upgrade

 

Fireplace (Upgrade):

  • Most floor plans include a fireplace in the main level great room
  • Main level fireplace includes the 35,000 BTU Heat & Glo brand, 6000 KL 36”, with accent lighting, fan, & touch screen remote
  • If Lower Level is finished, fireplace selection is optional, and it will be the 25,000 BTU Heat & Glo brand, SlimLine 7X, 36”
  • Stone selection is same as exterior & will extend up to mantel height; hearth is slab stone
  • Mantel paint is same as main trim color on pine wood – Premium Package design by Highmark
  • If applicable to floor plan, built-ins by fireplace will be per Highmark design and finished with drywall

 

Electrical:

  • Gas & electric connections for clothes dryer
  • Wiring for 1 ceiling fans on the main level (installation is an optional upgrade)
  • Wiring for 2 ceiling fans on the lower level, if LL is finished (installation is an optional upgrade)
  • Standard electrical trim-out color is white
  • Minimum of 5 outlets in garage
  • 2 outlets in front exterior soffit and 1 outlet in rear exterior soffit
  • 200 AMP service
  • Main level kitchen under-cabinet lighting
  • Stair lighting leading to lower/upper level

 

Lighting:

  • All interior and exterior fixtures within customer allowance and installation of fixtures per Premium Package electrical layout by Highmark
  • Exterior fixtures include carriage lights at garage, back deck, and front door
  • Interior recessed light fixtures, toggle switches and half-switched outlets in bedrooms
  • Interior pendant lights at kitchen island (quantity depends on size of island), overhead sconce bathroom vanity lighting, front entry ceiling light, bedroom flush mount ceiling lights
  • Note that dining chandeliers & ceiling fans are not budgeted into the customer allowance and wiring & installation of chandeliers or installation of ceiling fans are optional upgrades. is an optional upgrade. However, wiring for 1 ceiling fans on the main level & 2 ceiling fans on the lower level is included.

 

Plumbing:

  • All interior fixtures within customer allowance and installation of fixtures per Premium Package plumbing locations by Highmark
  • Frost-free exterior hose bibs, one at rear of home and one in the garage
  • Water line for ML refrigerator

 

Laundry Room:

  • Premium Package Group A Quartz countertops (same selection as ML Kitchen)
  • Drop in laundry sink

 

Kitchen (Main Level):

  • Cook range can be natural gas or electric
  • Premium Package Group A Quartz countertops, standard eased edge profile, 1” corner radius, 1 ½” overhang with approximately 12” overhang at seating area of kitchen island (if applicable to floorplan)
  • Undermount kitchen sink
  • Premium Package tile back-splash from countertop to base of upper wall cabinets (18” height)
  • Kitchen island to have half wall drywalled on back/side (according to floorplan) and painted wood Premium Package corbels for overhang

 

Bathrooms:

  • Premium Package Group A Quartz countertops (same selection as ML Kitchen) in all Secondary Bathrooms
  • Undermount vanity sink[s]
  • Shower/tub Premium Package tile surround on wall is 8’ high from floor
  • If applicable to floor plan, master bathroom free-standing tub Premium Package tile surround on wall is approximately 3’ high from floor
  • Master bathroom shower floor pan to be Premium Package tile
  • Secondary bathrooms with showers (if applicable to floorplan) will have acrylic floor pans

 

Cabinetry:

  • Koch Cabinets (Classic Level in main level kitchen and ML bathrooms / Express Level in ML level laundry room and in all lower level, if LL is finished)
  • Classic Level (in main level): Stone, Driftwood, or Natural colored stain on Rustic Birch wood / Shaker door style (some other stain options, wood species, and door styles may be available within the Premium Package and samples may be seen at the Highmark Design Center)
  • Express Level (in lower level- if finished): Stone colored stain on Rustic Birch / Shaker door style (some other stain options and door styles may be available within the Premium Package)
  • Standard door overlay / 5-piece door fronts / slab drawer fronts / Premium Package pulls on drawers & knobs on doors
  • Kitchen island has drywall finish on back of island with counter-height overhang for seating; Premium Package painted wood corbels to support overhang
  • Kitchen cabinet with hinged door & single trash pull-out
  • Soft close cabinet hinges & full extension drawers throughout main level and lower level (if LL is finished)
  • Two 3-drawer banks in ML kitchen / one 4-drawer bank in ML kitchen / two 3-drawer banks in master bathroom / one 3-drawer bank in all full secondary bathrooms (does not include powder rooms) / one 3-drawer bank in laundry room (if floor plan allows) /
  • Premium Package kitchen layout is by Highmark & planned with the following in mind: 30” wide free-standing range/oven, self-ventilating microwave over the range, and a standard size dishwasher.  Custom layout and design changes (including a direct vented range hood & a wall oven unit) will incur additional cost.  Please note that the appliance allowance is to be used at Homeowner’s discretion and is not calculated to include a refrigerator or clothes washer & dryer.
  • 36” high bathroom vanity counter-height
  • 36” high kitchen counter-height
  • 42” high upper wall cabinets in ML kitchen with Shaker-style crown molding
  • 36” high upper wall cabinets in ML laundry room with Shaker-style crown molding (if applicable to floor plan)

 

Pricing & Finance:

  • MBI has construction financing available
  • All homes have lots included in our building packages
  • All city utilities are available to all our building sites
